What We Look For In A Tenant
SPMG Property Management uses carefully defined rental criteria to evaluate prospective residents across multiple key areas. Our review considers credit history to assess financial responsibility, income consistency to confirm the ability to meet monthly rent obligations, and eviction records to identify prior rental concerns.
We also evaluate criminal background information with community safety in mind, verify employment to confirm reliable income sources, and review the completeness and accuracy of each application. This thorough screening approach allows us to place qualified residents while fostering a secure, stable, and well-managed living environment for everyone.

To promote consistent and on-time rent payments, SPMG Property Management generally requires applicants to have a minimum credit score of 650. We recognize that financial circumstances can differ, and applicants with lower credit scores may still qualify through approved alternatives, such as the use of a qualified co-signer. Our objective is to maintain responsible rental standards while offering fair and inclusive housing opportunities for all prospective residents.

A consistent and reliable income is an essential part of qualifying for a rental home with SPMG Property Management. Applicants are typically required to demonstrate a gross monthly income equal to at least 2.5 times the monthly rent. This widely accepted standard helps ensure residents can manage their housing expenses comfortably, supporting long-term tenancy and reducing the likelihood of missed payments.

SPMG Property Management places a strong emphasis on approving applicants with a clean rental history. Prior eviction records can signal past difficulties in fulfilling lease obligations, regardless of the circumstances. To safeguard our property owners’ investments and maintain stable tenancies, applicants with a history of eviction are not eligible for approval. No exceptions are made to this standard.

Applicants are required to provide current and accurate personal information, employment and income details, rental history, and applicable references. Supporting documents—such as proof of income, a valid government-issued photo ID, and references from prior landlords—must also be included.
